A contemporary infill dwelling, granted permission by An Bord Pleanala following a complex planning process. The modern tiered design maximises the sloping site by nestling a stepped-back three-storey arrangement into the existing hillside. The main design concept is two shifting volumes arranged around a central vertical spine which houses the lift core, services shaft and wet-rooms. 

Workshop, storage areas and a large garage are located at ground floor level with extensive living spaces lifted to make the most of the spectacular views over Dublin. The massing and layout is carefully considered to give each room access to an external terrace, blurring the connection  between inside and outside.

The large kitchen/dining room commands the primary position on the floor plan with a raised terrace overlooking the dramatic view. Full height folding doors allow the swimming pool and deck area to open to and float above the landscape, while the more intimate spaces for gym, games room and study are hugged by the raised garden at the rear. On the uppermost floor, each bedroom has access to a private balcony.

Frameless glazing and simple detailing give a floating sense to the upper storeys while stone gabions anchor and define the lower level, grounding the dwelling in the naturally sloping topography.
